As we head into 2021 I wanted to do a simple reminder about one of the most common issues we see in inspections – water damage.  Knowing the signs of water damage is important because the causes (and the repairs) can range from extremely simple to very complicated.

Causes can range from anything from roof leaks to cracks in the foundation. One of the best pieces of advice I can give is make sure rain water is running away from your home. Gutters and downspouts are very important. Obviously, make sure the roof is in good shape and not leaking into the attic or upper part of the home. I know these seem obvious but you would be surprised how often I see water damage that could have been avoided very easily (it’s alot).

 

If you see water rings or stains on the ceilings or walls have it checked out ASAP. While most stem from a roof issue, it can mean a leaking pipe. If you have any floors that are warped, especially if it’s close to anything connected to water (a toilet, sink, appliances, etc.) do not wait, have it checked out quickly.

If I see water damage, we will try and find out if the cause has already been corrected, but simply never repaired (ex: repainting a stained ceiling).  If it’s foundation cracking, or something serious like that we will obviously note it and have a discussion. The majority of water damage I’ve seen over the years is not a big deal, but when you are talking about water intruding a home, it’s a serious matter that needs to be handled as soon as possible.
